Tree Tops is a spectacular home with elevated views of Perth and 12 acres of private grounds, and offers a buyers a unique family home.

In the desirable residential area of Barnhill, a mile from the centre of Perth, sits Tree Tops, a modern house built in 1974 in a fantastic raised position with some of the best views of the city.

Roy and Pamela Mitchell bought the house nine years ago.

Roy was returning from a career in international finance based in London. They had been looking for about four years across the Central Belt, hoping to find something of an antidote to the busyness of life down south, when they came across Tree Tops.

Roy says: “It was definitely the location which sold it.

“At the front you have the astounding views of Perth and to the hills beyond, and at the back we have around ten acres of private woodland with pathways which lead directly on to Kinnoull Hill Woodland Park, so I can go out of the back door and walk for ten miles or so only crossing a small track to access it.”

“It is definitely what we were looking for when we decided we had had enough of city life.”

The house is both private and peaceful, being at the end of a no through road.

It is characterised by multiple picture windows which fill the space with light and frame the outstanding outlook.

The sitting room has a wood burning stove and a wall of sliding doors which open onto a balcony with barbecue area.

Next door the dining room is open to the kitchen, which is fitted with cream units and a central granite-topped island.

A conservatory has a spiral staircase leading down to the lower ground floor where there is a gym and three bedrooms, including one with an ensuite bathroom and access to a south-facing terrace.

Roy says: “We have three sons who had left home when we moved here, but the three bedrooms downstairs are self-contained so made an ideal space for them, along with the gym, when they come to stay.”

On the ground floor, the master suite enjoys beautiful views from a Juliet balcony and has a well kitted out dressing room and a luxurious ensuite bathroom.

There are two further bedrooms at this level, making six in all, a utility room and a cloakroom.

A lovely French oak floor flows through almost the whole of the ground floor.

The two-acre landscaped garden at Tree Tops is splendid, with linked ornamental ponds, herbaceous borders, a paved terrace and perfect lawns and has been the work of Pamela, who has planted it to be particularly spectacular in spring and autumn.

Steps from the sitting room balcony lead down to a paved terrace.

Roy says: “The garden at the front provides something of a buffer between us and the world. It is bordered by trees so you can see the view but, because we are so high up, no one can see in, which is an advantage with this amount of glass.”

The house has been added to over the years; the lower ground floor bedrooms were developed in 2004 while the double- height conservatory was added in 2009.

Roy says: “In our time we have fitted the three huge sliding doors to the sitting room, which really open up the room to the balcony, and with the barbecue out there we spend most of our time in the summer inside and out.

“It is also a brilliant room for entertaining, although you can sometimes get squirrels popping through the open doors.”

They also fitted air conditioning as the expanse of glass at the front of the house meant it could get too hot in the summer.

The gym is a spectacular place to exercise and doors opening out to the garden allow for a cool breeze if you happen to work up a sweat.

Stephanie Clarke of Savills says: “There are not many houses that combine a location just a mile from the city centre with 12 acres of private grounds and uninterrupted countryside views.

"Tree Tops is one of those rare modern properties with a generous parcel of land attached.”

Roy says: “The house has never been on the market before, it has always been sold privately.

“A lot of my friends from Perth didn’t know that it is here because you can’t really see it through the trees, it is a lovely secluded spot but still within a 15-minute walk of the city centre.

Tree Tops is on the market for offers over £1.2 million with Savills.
