'Love it': The 14 neighbourhoods in Scotland where house prices have risen fastest in the last 5 years

The neighbourhoods across Scotland where house prices are rising fastest have been revealed.

New figures show that the value of a typical home in some parts of Scotland has soared by more than 100% in the last five years.

The Registers of Scotland’s small area statistics, published this month, show the latest house prices in more than 1,300 neighbourhoods across the country, and how they have changed.

We’ve analysed the data to show the places where house prices have risen by the greatest percentage between 2020 and 2025, the latest year for which figures are available.

They include parts of Glasgow, North Ayrshire, Fife, South Lanarkshire, Dundee, West Dunbartonshire, and Inverclyde.

Four of the 14 neighbourhoods are in North Ayrshire, an area renowned for its natural beauty and with easy access to Glasgow.

One person said: “North Ayrshire is very cheap and even the bits not beside the sea are 20-25 minutes from it. Beith and the villages around it, Glengarnock, Dalry, Kilwinning etc all extremely reasonably priced. The tinier villages and hamlets are great, albeit very poorly connected public transport-wise (hence the cheapness).”

Another person said: “I have stayed in North Ayrshire all my days and love it. I always toyed with the idea of Glasgow, but it is just way too expensive for me. I can get a train from Kilwinning and be up in 25 minutes.

“Best of both for me down here. I can be in the city within 30 minutes and have the luxury of the beaches/nature on my doorstep.”

The neighbourhoods with the biggest price rises are not necessarily the most expensive or sought-after traditionally. The average house price in these areas ranges from £83,000 to £452,000.

The latest UK House Price Index shows that the average house price in Scotland in December 2025 was £190,649, down by 1.7% from the previous month but 4.9% up from the same month the previous year.

The biggest annual house price rises have been recorded in the Orkney Islands (13.5%), South Lanarkshire (10.3%), the Shetney Islands (9.9%), North Lanarkshire (9.4%), North Ayrshire (7.8%), West Dunbartonshire (7.7%) and Fife (7.2%).

The average house price in the City of Edinburgh rose by 5.4% year-on-year, while in Glasgow it was up 4.8% and in Dundee by 2.0%. The City of Aberdeen saw the biggest fall in house prices of anywhere in Scotland, with the average value there dropping by 7.4%.

Below are the 14 neighbourhoods across Scotland with the biggest percentage increase in the average house price since 2020, according to the latest data published by the Registers of Scotland.
