Take a tour of CALA's award-winning properties in Midlothian

There’s no denying that the opening of the Borders Railway has made many parts of Midlothian and the Scottish Borders even more desirable for commuters, whether heading into Edinburgh for work or simply for a day out.

The latest development from CALA Homes (East) makes the most of this rail link. Eagle’s Green is a new estate of prestigious four and five bedroom homes from CALA’s award-winning Signature Collection, and is located off Eskbank Road at Broomieknowe in Midlothian.

Eskbank Station is just a mile away, so you could walk from home and catch a train into Edinburgh with a journey time of just 19 minutes, while the City of Edinburgh Bypass is 1.8 miles away, with a 25-minute drive taking you into the city.

You can also walk from Eagle’s Green to Lasswade Primary School, and Lasswade High School is just over a mile away, while Newbattle, Eskbank and Dalkeith are also easily accessible and offer historic charm as well as a wealth of handy amenities and popular bars and restaurants.

Little wonder then that this development has already proved popular with families, offering that balance of great commuting links with the lifestyle benefits that come from a more relaxed, semi-rural setting.

This development sits on land that was formerly a practice area at the popular Broomieknowe Golf Club, and as a result the homes here have a green outlook that adds to this more rural feel.

In purchasing the land, CALA Homes provided vital investment towards safeguarding the future of this popular club while also ensuring that the proceeds of the sale were kept local.

Established in 1905 and set in magnificent parkland, Broomieknowe is widely regarded as one of Edinburgh’s best golf courses, but if you aren’t a golfer there’s still plenty to enjoy in the wider location, from walks in the Pentland Hills to Dalkeith Country Park – great for dog walkers and families alike with the wonderful shop, restaurant and coffee bar at Restoration Yard.

“Local families are finding the homes here are providing them with the vital space they need in their next family home,” says Philip Hogg, Sales and Marketing Director at CALA Homes (East).

“Younger families are also being attracted by the location, as everything you need is on the doorstep, while you’re getting a lot more space than you would in the city itself, particularly with the large gardens here.

“We’re also seeing interest from retired couples, who are perhaps looking for a more easily maintained home, but who still want to have the space available for when their families visit,” he says.

“The proximity to Eskbank Station and the easy commuting links have been a massive draw for people too.”

Each home at Eagle’s Green has been thoughtfully designed for family living with light and contemporary interiors.

The completed development will offer a total of only 42 detached homes, and there are currently four house types available: the Byrce, Crichton, Elliot, and Dewar homes.

The new Elliot four bedroom showhome was recently launched, with the interior designed by Stirling-based Eileen Kesson of Envision, and a Bryce view home will also be available to see from mid-September.

As you would expect from CALA, these homes have a high specification interior including contemporary kitchens by Impulse featuring Siemens appliances, and the bathrooms and en-suites are as streamlined, with Laufen sanitaryware and Vado taps and fittings, and with a choice of wall tiling by Porcelanosa.

Each of these homes has been designed with fluid and social living spaces at their heart.

The Elliot has a wonderful open plan kitchen and family area at the rear, and double doors open from the seating area on to decking creating an indoor-outdoor flow.

The living and dining spaces are also open plan and extend the full depth of the house, again offering zones that are primed for family living and for entertaining.

Both the four bedroom Bryce and the five bedroom Crichton house styles feature large open plan kitchen and family-dining areas with French doors into the garden, along with a separate lounge.

The galleried landing at the core of each of these houses enhances the overall sense of spaciousness.

The five bedroom Dewar has a wonderful indoor-outdoor connection with French doors opening on to decking from both the open kitchen and family/dining space and the lounge.

Prices for homes currently available at Eagle’s Green range from £435,000 to £520,000, and CALA Homes has made a variety of incentives available, allowing buyers to tailor packages according to their requirements, with either 100 per cent part exchange, a contribution to LBTT, or flooring and turf.

There are only four homes remaining for a move in 2017.

As Philip says: “These are award winning and really popular house types with the combination of open plan living space that buyers want but also with plenty of private spaces as well.

"We are also offering purchasers here social membership to Broomieknowe Golf Club, which is a nice way for people to get to know the local community.”
