Residential housing development planned for Edinburgh

An application for planning permission lodged with Edinburgh City Council this month looks to erect new residential housing on vacant land in Barnton.

To address a rising demand for retirement housing in Scotland and across the UK, Juniper Residential hopes to secure permission from the council to create 44 apartments and four houses for the elderly on unused land to the west of 8 Barnton Avenue West.

The application lodged by Derek Scott Planning Ltd on behalf of Juniper Residential, part of the Cruden Group, will see the development built to overlook the nearby Royal Burgess Golf Course.

Leafy surroundings at the site would allow over-55s to enjoy views over Edinburgh as part of the age-exclusive development comprising four separate housing and apartment blocks.

While the bulk of planned properties include apartments of one and two bedrooms, the site would also erect four semi-detached homes with up to three bedrooms or two with a study across two storeys.

The proposed retirement complex would also offer a communal lounge, guest suite and scooter/cycle storage, in addition to 50 proposed parking spaces.

The development would also provide for a daytime manager’s office, with a wider service agreement allowing residents access to the services of a daytime house manager when needed.

A full planning statement filed as part of the application states that “the form of accommodation proposed provides older people with safety, security and companionship in later life and removes the burdens associated with maintaining larger owner-occupied properties".

Details in the planning application also specify that flooding issues affecting the site of the proposed development and the surrounding area, including the nearby golf course, will be addressed if permission is granted.
