View from those at the sharp end
• Bank of England - mortgage lending fell to record low of 8.15 billion in 2010. Number of mortgages approved for house purchase down 10 per cent in December to 42,563.
• British Bankers' Association - Net lending fell to 880 million in December, the lowest since June 1999; 28,726 mortgages were approved for house purchase, the lowest since January 2009.

Hide Ad• Council of Mortgage Lenders - 39,000 house purchase loans in December, down 4 per cent from November and 37 per cent below December 2009. Number of house purchase loans increased by 3 per cent in 2010.
HOUSE PRICES
• Halifax - prices were up 0.8 per cent month-on-month in January, down 2.4 per cent compared with the same period a year earlier.
• Nationwide - prices down 0.1 per cent month-on-month in January and 1.1 per cent lower than in January 2010.
• ESPC - average house price in Edinburgh was up 1.1 per cent in the three months to January compared with same period last year.
• Registers of Scotland - Scottish prices were down 3.2 per cent in last three months of 2010 but were up 1.7 per cent over the whole year.
