Nine luxury country house hotels across Scottish Highlands and Islands offered in ‘rare’ sale

“Scotland’s luxury hotels continue to benefit from their appeal to high spending international visitors” – Steven Fyfe, Savills

Nine country house hotels across the Scottish Highlands and Islands have hit the market after a luxury hotel portfolio was put up for sale.

Property advisor Savills has been appointed by Blantyre Capital to market the Crerar collection, which comprises 589 rooms across ten hotels ranging from 42 to 100 rooms. The properties are being offered for sale either as a whole portfolio, sub-portfolios or individual assets.

The portfolio consists of: Dunkeld House Hotel, Oban Bay Hotel, Fonab Castle, Golf View Hotel and Spa, Loch Fyne Hotel and Spa, Isle of Mull Hotel and Spa, Balmoral Arms, Glencoe Inn, and Thainstone House, along with Daffodil Hotel and Spa in the Lake District.

Savills said the Crerar hotels portfolio represented a significant presence within the premium end of the hotel market, with its Scottish properties accounting for 14 per cent of luxury rooms in the “Scotland north regional submarket”.

Property experts said the sales opportunity was underpinned by the strong performance of Scotland’s hotel sector.

According to Savills research, revenue per available room (RevPAR) - a key industry measure - has increased by 60 per cent since 2019, the third-highest increase in Europe, and in the 12 months to April 2026, Scotland’s average RevPAR reached £100, with growth since 2019 double the level recorded in England.

Savills also noted that Blantyre Capital had undertaken a refurbishment programme across several of the hotels in the Crerar portfolio, “enhancing the guest experience and operational performance and establishing a platform for continued growth”.

Steven Fyfe, director, hotel capital markets at Savills, said: “The Crerar hotels portfolio represents a rare opportunity to acquire a substantial portfolio of luxury country house hotels in some of the UK’s most sought-after destinations. The portfolio combines high-quality assets, an established operating platform and a robust income stream with clear potential to drive further performance through targeted investment.

“Scotland’s luxury hotels continue to benefit from their appeal to high spending international visitors, particularly those from the US, Middle East and growing inbound markets from East Asia.

“The recent announcement of another round of substantial investment into the two main international airports that support the tourism economy (Edinburgh and Glasgow international airports) is testament to the region’s appetite to enhance the guest experience and continually improve the existing infrastructure. Its outstanding scenery, historic country houses, whisky distilleries and world-renowned golf offering attract visitors seeking culture, heritage and a personal connection with the country.

“Against this backdrop, the Crerar hotels portfolio provides an incoming owner with a strong platform from which to capture further growth in Scotland’s luxury hospitality market,” he added.

Earlier this month, the latest hotels tracker from audit, tax and consulting firm RSM UK showed that average daily room rates of occupied rooms in Scotland rose to £212.58 in August, up from £203.35 in August 2025.

Gross operating profits in Scotland were also strong, rising from 50.5 per cent to 51.5 per cent. In the UK as a whole, gross operating profits eased, according to the RSM report.
