Former ‘secret herb garden’ and cottage close to Edinburgh up for sale at £1.45m
“This is a genuinely unusual opportunity, combining extensive commercial accommodation and grounds in a semi-rural setting” – Iain Mercer, Allied Surveyors Scotland
A former herb garden café and cottage on the southern fringes of Edinburgh have hit the market with a price tag of almost £1.5 million.
Property agencies Allied Surveyors Scotland and Knight Frank have been jointly appointed to handle the sale of the former Secret Herb Garden Café & Bistro and neighbouring Herb Cottage on Old Pentland Road, on the southern edge of the capital.
The property extends to just over seven acres in a setting between the Pentland Hills and Straiton and is being offered for sale as a whole at offers over £1.45m. The residential and commercial elements are also available separately.

The former Secret Herb Garden occupies just under 5.9 acres and provides 12,341 square feet of commercial accommodation. At its heart is a glasshouse incorporating commercial growing areas and space previously used for seating and dining.
The wider accommodation includes a former shop, catering kitchen, storage, offices and a purpose-built distillery with contemporary bar and tasting room. Herb Cottage, meanwhile, is a five-bedroom detached family home set within some 1.2 acres of private grounds.
Iain Mercer, head of commercial agency Scotland at Allied Surveyors Scotland, said: “This is a genuinely unusual opportunity, combining extensive commercial accommodation and grounds in a semi-rural setting within easy reach of Edinburgh. We expect its scale and flexibility to appeal to a broad range of buyers and potential uses.”
Neil Scott, director at Knight Frank, said: “Herb Cottage is an exceptional family home, combining space and privacy with a countryside feel, yet within easy reach of Edinburgh. Modern homes in over an acre of private grounds in such an accessible location are relatively rare, and we expect strong interest.”
