It has no water or electricity and is accessible only via a winding one-mile hillside path which becomes impassable in winter, leaving any owner needing a boat to go anywhere.

But it is all made worthwhile by spectacular views to the Sound of Mull, 80 acres of surrounding land and a mile of shorefront which includes the Rubha nan Gall lighthouse.

Property agents Bell Ingram are looking for offers of £225,000 for the land and cottage, which has four bedrooms, a sitting room, study, parlour, WC, washroom and seven storerooms. A private spring is the only source of drinkable water, heat is provided by solid-fuel fires and paraffin or gas lamps are used for light in winter months.
