Some 18 properties have already been sold at Springwell, the newest development from AMA Homes in the up-and-coming Gorgie Road area.

The development is based around the former Springwell Hospital, made up of two impressive Victorian buildings dating back to the late 1800s. Comprising six family-sized four-bedroom townhouses and two traditional lodges along with 35 spacious apartments and five contemporary duplexes, all offering a range of options from one to four bedrooms, it is nearing completion with the new owners due to move in within the next month.

And with prices starting at just £230,000, there’s the chance to take advantage of the increase in the LBTT threshold, which only applies on purchases of more than £250,000 until 31 March 2021, as a number of the one- and two-bedroom flats will be ready by then.

Sitting in established walled grounds on the intersection of Gorgie Road and Ardmillan Terrace, Springwell offers the chance to build a warm and welcoming community from the ground up in a city centre location.

It’s perfectly suited to second-time buyers that want to be in the city but in a gated development, according to Behnam Afshar, director of AMA Homes, with the generous design allowing lots of space for busy professionals working from home; it’s also just 15 minutes’ walk from Haymarket station.

“It is ideal for people who like a lot of character with a contemporary finish,” he says. “All the apartments have space second to none, with high ceilings and good square footage, and it will happily lend itself to people working from home. It would also work well for those living on their own, with great amenities on the doorstep and a close-knit healthy community surrounding you; all the 18 buyers to date are owner-occupiers so you’ll really get to know your neighbours.”

Each flat comes with its own parking space and there’s space for safe bike storage too, as well as great access to cycle routes.
