A private island off the west coast of the Shetland mainland is up for sale, offering prospective new owners the chance to live a sustainable life in one of the country’s most beautiful natural landscapes.

Linga, an unspoilt island spanning nearly 64 acres in the archipelago’s Vaila Sound, is on the market at offers over £250,000.

The island, which lies closer to Norway than the Scottish mainland, comes with two derelict cottages, but with planning consent in place for a cluster of new buildings, as well as a pier and windmill, there is an opportunity to redevelop the remote site.

It is not the first time Linga has been on the market in recent years, but Neil Risk, the estate agent marketing the sale, points out in its schedule it is a “unique opportunity” in a place of “spectacular scenery and beauty.”

The firm adds: “This is an exciting business opportunity which has planning consents for a unique up market eco tourism unplugged development built on environmentally sensitive and green principles that merges the best of the traditional with modern facilities.

“There are opportunities for considerable water based activities as well as an authentic crofting and cultural experience.”
