Into the wild: Highland sporting estate with conservation potential is up for sale

Situated three miles from Aviemore, Kinrara stretches across nearly 10,000 acres of mixed terrain in Speyside, on the edge of the Cairngorm National Park.

Accommodation includes the six-bedroom Lynwilg house, plus seven further estate houses and cottages.

Kinrara is currently run as a farming, forestry and sporting business, with deer stalking, game bird shooting and salmon fishing on offer.

However, the land also presents huge scope for environmental works and outdoor recreation.

Speyside is of significant ecological importance, with extensive areas of ancient native woodland and diverse wildlife, including rare and iconic native species such as capercaillie, red squirrel, wildcat and freshwater pearl mussel.

The local area includes habitats designated as both special areas of conservation and special protection areas, in recognition of important local flora and fauna.

The estate itself also hosts sites of special scientific interests for upland birch woodland and moth assemblage and wetland and breeding birds.

The estate has “great conservation potential” and capacity for “valuable carbon capture” through peatlands and additional tree-planting, according to the selling agent.

Despite its rural setting, Kinrara is well served with connections to the rest of the country.

Aviemore has its own railway station, with services including the sleeper train to London.

There is an airport at Inverness, about 33 miles to the north, with regular flights to the south and Europe.

Rothiemurchus, Loch Insh and the Cairngorms Ski Centre are nearby and offer diverse activities throughout the year, while the surrounding countryside and numerous mountain ranges are a magnet for outdoors enthusiasts.

Kinrara Estate is on the market for £7.5 million through Galbraith.
