Tell us about yourself

I’ve always been fascinated with the property market. After graduating from the University of Edinburgh with a degree in International Business and French, I pursued a career in property starting off as a trainee estate agent. I’m now a Senior Valuer, appraising properties and offering estimated valuations based on detailed research, market experience and local knowledge.

We’re delighted that Coulters is taking up residence in North Berwick. What can buyers and sellers expect from the new office?

Although Coulters is known primarily as an Edinburgh property firm, we’ve been selling successfully in East Lothian for many years with some outstanding sale results. We’re incredibly excited to now have a physical presence in North Berwick, which will be our hub for all East Lothian business. The office will provide the opportunity for both buyers and sellers to pop in and seek expert advice.

What is the attraction with East Lothian?

It’s always been a hugely desirable place to live due to the lifestyle it offers. Spectacular coastlines and beaches, beautiful countryside, great schools, world-renowned golf courses, excellent transport links . . . the list goes on. East Lothian really does have it all.

Where are the most sought-after areas in East Lothian?

North Berwick continues to be incredibly sought after, particularly for families and those looking to retire to the coast. Dunbar, which offers seaside living and transport links without the North Berwick price tag, is also enjoying a spike in popularity.

And for investments, Musselburgh currently represents a good opportunity especially for buy-to-let investors. Lower property prices mean attractive yields, as Musselburgh attracts close to the equivalent rents to parts of Edinburgh – thanks to its close proximity to the city and quick rail and road links.

For those of us thinking of moving, how can we get our homes ready to sell?

To give yourself the best chance of achieving the maximum sale price, you need to present your home to appeal to as many people as possible. I always advise decluttering, depersonalising and staging the home to show it at its absolute best. Presentation may not necessarily increase the Home Report valuation, but it may seduce viewers and enhance the chances of a competitive closing date which will ultimately get you a higher price.

Best advice for those looking to buy next year?

If you are waiting for a drop in house prices across East Lothian, you may be better taking the leap and making the most of the ultra-low mortgage rates that are available now. I see no end to offers well in excess of valuation throughout 2022.
