Good deals for last homes

Choosing a home off plan when a new development is launched means buyers have the pick of property types and can sometimes take advantage of early deals.

But equally, playing a waiting game and snapping up one of the last available homes in a building phase can reap rewards too.

With the developer wanting to concentrate on the next project, there may be special deals available.

The showhome is often the last to be released for sale, so you could buy a home ready decorated, with finishing touches such as landscaping and soft furnishing included.

And of course, while your neighbours have had to live with muddy roads and the sights and sounds of construction, as the last household moving in all should be peace and quiet around your new home.

Cruden Homes has a couple of developments coming to the end of a selling cycle and offering “lasts”.

The showhome at the Wester Lea development in Newtongrange village in Midlothian is now available.

It is a four-bedroomed detached Cobbinshaw style and comes complete with carpets, curtains, light fittings and an upgraded kitchen included in the sale price of £238,000.

Commuters are also choosing the site because of the proximity of the Borders railway station in Newtongrange. The journey time to Waverley Station is 21 minutes.

Meanwhile only one detached property remains for sale at Cruden Homes’ Granary development in Kirkliston to the west of Edinburgh.

The Speyside is a four-bedroomed home over three levels of living space and includes an integral garage and private driveway. It is priced at £299,000.

On the ground floor is a well-equipped kitchen with integrated appliances. French doors lead from the dining area to the rear garden.

In addition to the one remaining detached Speyside, the last three-bedroomed townhouses have also recently been released for sale. Priced from £222,000 they qualify for the Help to Buy (Scotland) scheme.

The Granary is located in the grounds of the former Kirkliston distillery and maltings in an established residential neighbourhood at the southern entrance to Kirkliston village.
