Game on: what are the properties in the former Commonwealth Games athlete's village worth now?

As the Commonwealth Games kicks off in Gold Coast, Australia, we take a look at the property legacy in Dalmarnock, Glasgow.

The Village, which is three miles from Glasgow city centre, was built by City Legacy – a consortium of Glasgow companies CCG, Cruden, Mactaggart & Mickel and WH Malcolm.

And the properties, which range from one-bedroom flats to three bedroom villas, sold out quickly thanks to their reasonable asking prices.

The Village gained over 20 awards for high quality design and excellent energy efficiency measures including Best Sustainable Development at the Scottish Business Awards; winner in the Large Scale Housing Development category at the Scottish Saltire Design Awards, and the Regeneration winner at the Scottish Design Awards.

At the time of going to market in 2015, sales and marketing director for City Legacy, Joanne Casey said: “We have been taken aback by the speed at which the homes have sold, in what is still a challenging time for the housing market.

“We put this success down to the high quality of the homes, the fantastic value for money with prices from just £80,000, the low energy bills, the close proximity to world class sporting facilities and the excellent transport connections, which mean you can be in Glasgow city centre in a few minutes.

“In particular many first time buyers and extended families have chosen to buy here, giving the Village a real community feel.”

The one bedroom flats were the most affordable option as these were on the market for £80,000.

These have an open plan living room and kitchen area which offers a view of the river and the woodland park, and a French door opening onto the garden.

There were also three bedroom mid-terraced villas which started from £135,000, and are now going for offers over £145,000. Not a bad profit for four years.

Zoopla estimates an average 1.92% rise in house prices in the area since a year ago, with the flats selling for an average of £113,177.

A new report from the Scottish Government found that while there has been little change in physical activity in the city, the housing within the athlete's village did have a positive impact.

Speaking to the Independent, one owner, Ann Allan said: "“I was reluctant to come here at first, because I’d been in that house for 37 years and I didn’t want to leave my neighbours because they were great. But it was far too big, and I love this now – I wish I’d done it years ago,” she said.

Another owner continued: "“It’s enabled people to live in homes that they’d never have been able to afford before.

“These people would maybe never have had the chance to live in a three-bedroom townhouse – they’d have still been living in flats in Parkhead.

"A lot of people came from areas where the living was harder. To them, this is different, and they’re happier. It’s changed their life.”
