CALA proves popular in Ratho

The first buyers at CALA's Craigpark site in Ratho, to the west of Edinburgh, are taking up residence as work to create a 50-acre country park on the doorstep continues.

While the development will sit in its own generous 25 acres, the secluded feel will be heightened when the park is completed over the next four years.

In total, 111 new family homes from CALA Homes (East) are planned at the site which the developer says is contributing to Ratho becoming one of the most sought-after villages in Scotland.

“This is our third significant development in the village in recent years and there is a feeling of creating an entirely new market.

“Certainly, after the success of our previous developments at the Glebe and the Mooring, Craigpark will deliver something to the market that is very different – but equally special.”

Sitting at the top of the village, Craigpark is next to the former stone quarry which will be transformed into a wildlife haven and country park by 2020.

Marketing professional Alistair Hankin was one of the buyers in the first phase, which has since sold out. A newly-released second phase is now available.

Hankin, who works with AstraZeneca, said: “The development is lovely; stunning views, not overlooked and in a fantastic location.

“Originally we were searching across different areas in Edinburgh, but once we got here we could see straight away that it was a cut above the rest.

“With this development you get a lovely village, and the family lifestyle that goes with that, but that is still so well connected; the transport links nearby are phenomenal.”

Craigpark’s picturesque woodland setting offers peace and tranquillity, while still being close at hand for excellent schooling, amenities, country walkways, cycle paths and the Edinburgh International Climbing Centre. The views take in the Firth of Forth and stretch across Edinburgh from the elevated location.

Offering a selection of four- and five-bedroomed detached homes and four-bedroomed townhouses, when complete, parkland around the homes will sweep down to meet the country park, with a network of connecting pathways and nature walks.

Thomson adds: “Country park aside, this will be one of our greenest developments and the size of the site means there will be plenty of open space, trees and shrubbery, including tiered gardens forming part of the shared area.

“But what really sells this development is the panoramic views to the Forth bridges, to Fife, to Edinburgh Castle and to the Pentland hills.”

In spite of its rural setting, Ratho is known for being one of the best connected villages in Scotland, sitting on the west edge of Edinburgh, minutes away from the M8, M9, Edinburgh airport, the city’s park and ride scheme and the Gyle shopping centre.

Craigpark follows the success of neighbouring Ratho development, The Glebe, which sold out in ten months.

CALA Homes also earned plaudits for its nearby Mooring development, which created a new canal basin with berths for 14 barges, which was handed over to Scottish Canals.

Thomson says: “Both of those developments were extremely popular and have helped redefine and reinvigorate Ratho.
