‘There are house builders that do things really well, but there’s a lack of something on offer that’s not the norm,” says Theresa Barbour, the Sales & Marketing Director at Avant Homes. Filling that gap in the market, the company has just launched its latest developments in the Lothians: Burnell Park in Haddington, and Hawthornden at Rosewell is launching this weekend.

“It’s a really exciting period for Avant as it’s the start of us spreading into the east of Scotland,” says Theresa. “Our brand is in a real growth mode. We had a very successful launch at Burnell Park. There’s a real hunger for our products in Scotland.”

So what can buyers at Burnell Park and Hawthornden expect? The answer is quality, attention to detail and a superior specification throughout, with flexible layouts designed to increase light and space. Large bi-fold doors open up to connect the living spaces to the gardens, creating a fantastic indoor-outdoor flow of space while also flooding the interiors with light.

Buyers have the choice of 15 colour combinations in the contemporary kitchens with accent doors and finishes enabling buyers to create an individual look, while “floating” cabinets again add a distinctive touch.

Likewise, the bathrooms have clean lines and high quality fittings, including full-height tiling with built-in vanity units along with digital showers and beautiful taps, and this level of specification is carried throughout the developments, from the internal doors and handles to the staircase detailing. “We’re always looking for the next step in design,” says Theresa. “When we see a tap being used by another developer, 
for example, we’ll move on to a new design.”

The appeal of both Burnell Park and Hawthornden begins with the location of each development. Both are within easy access of Edinburgh, making these locations ideal for the commuter, while both also offer buyers the lifestyle benefits of having the Midlothian and East Lothian countryside on the doorstep. Hawthornden offers a range of three and four-bedroom semi-detached and detached homes, while Burnell Park has a selection of two, three, four and five-bedroom houses.

“For us, what sets Avant apart starts with the visual appeal as you drive into a development and the thoughtfulness of the planning that goes behind it,” says Theresa. “At Burnell Park, the stone dyke walls at the front of the site make the entrance harmonise with the surrounding community.” Also, when you buy from Avant Homes everything you’d want to be included is, from the integrated kitchen appliances to the external terraced areas. “When you move in, you open up that wall of glass with the bi-fold doors and you have your garden turfed and your decking down,” says Theresa.

Burnell Park at Haddington has six detached house types available in the current release: The Glastonbury, The Danbury, The Pendlebury, The Tetbury, The Durham and The Hexham, and prices start from £269,995 for a four-bedroom property.

The Glastonbury has four bedrooms and features an open plan seating, dining and kitchen space at the rear of the ground floor, opening on to the garden, and a separate living room to the front. The Danbury also has four bedrooms, but here the ground floor plan has the open plan kitchen, dining and seating area on one side of the hallway, with a large living room stretching the depth of the house on the other. Both zones have bi-fold sliding doors opening on to the garden, 
creating a fantastic flow of space both inside and out.

The Pendlebury again has four bedrooms, with a kitchen and dining area at the rear opening on to the garden on two sides, and a bay-windowed living room. There’s also a study on the ground floor.

The Tetbury house style also features very large kitchen, dining and living spaces, with four bedrooms, while The Durham is a five-bedroom home, again with a great balance of open plan and social living areas and indoor-outdoor flow. The Hexham is the largest of the house types with five bedrooms and a wonderful distribution of living areas throughout the ground level. It’s clear that social living zones are a focus with Avant Homes.

“The kitchen is for socialising, and we describe our kitchens as being furnished rooms with units,” says Theresa. “The layouts have been designed to give you the best visibility of what’s going on around you.

“Historically, room count was very important in our industry, but nowadays what are dining rooms for if people don’t use them? It’s about bringing families together where mum or dad can be cooking while the children are in the same area,” says Theresa. “And it’s about bringing the outdoors in. One of the main features of all our homes is the large bi-fold sliding doors, where the garden is part of the house and the house is part of the garden.”

The homes at Hawthornden in Rosewell offer the same high specification and attention to detail as those at Burnell Park. There are four detached house types available: the Newton, which has three bedrooms, and the Ashbury, Danbury and Rosebury house types, all of which have four bedrooms. Prices start at £249,995.

In addition, the housebuilder’s Part Exchange Scheme is available at both Burnell Park and Hawthornden, giving buyers an easy and stress-free option for their purchase.
