A MASSIVE survey is to be carried out in the Western Isles to collect information on the condition of the private sector housing stock.
The study will involve around 1,215 properties and will be carried out for Comhairle nan Eilean Siar by David Adamson & Partners Ltd who specialise in this type of work for local authorities across Scotland.
The information gathered can be used to inform the development of the Local Housing Strategy and the Housing Need and Demand Assessment.
The last Private Sector House Condition Survey was carried out in 2005 and the data gathered at that time is no longer valid.
The national Scottish House Condition Survey, carried out every two years by the Scottish Government, does include data collected in the Outer Hebrides, but is based on a very small sample - less than 300 properties.
A House Condition Survey will improve the evidence base on the current nature, levels and location of ‘Below Tolerable Standard’ housing in the area and will provide useful information to input directly into the Local Housing Strategy development and to help inform the Comhairle’s planning process and intervention strategies.
Using sampling, the survey will examine the physical aspects of the private sector housing stock to provide information on areas such as defects, component lifecycle, heating, energy efficiency and tolerable standard.
This would provide outcomes on the current standard of housing as well as informing forward projections of condition.
In addition to an appraisal of physical housing conditions, the Survey will include householder socio-economic interviews which will provide useful information relating to household composition and future housing intentions to assist the Comhairle to plan for particular needs and an ageing population.
Homes have been chosen, at random, for inclusion in the survey but it is carried out on a voluntary basis.
All surveyors will carry a photo card and ID pass from David Adamson & Partners Ltd.
