AN estate described by its seller as the most picturesque in Scotland has gone on sale - complete with its own private island.

For anyone with £2.25 million to spare, the 748-acre Kilchoan Estate includes a nine-acre Hebridean island just 100 metres offshore.

Anyone making the short trip from the private boathouse to the island of Eilean Coltair can also pick a fresh lobster from the waters surrounding the shoreline estate.

Just 20 miles from Oban on the west coast of Scotland, the estate is currently run as a traditional hill sheep farm and is expected to attract global interest.

Sitting on the land that runs along the shore of Loch Melfort on the coast of Argyll is the main seven-bedroom mansion, two estate houses and three cottages.

There is also a walled garden, two hill lochs with wild brown trout and red deer for stalking.

David Keate, the owner of the estate, said he and his wife are planning to retire so are selling their much -loved Highland home.

He added: “The location means you have sunlight all year round. It is spectacular even when the showers are coming down.”

Robert McCulloch of Strutt & Parker, who will handle the sale said: “Kilchoan is the most picturesque estate I have been instructed to sell in Scotland.

“With its feet in the sea, a private setting and wonderful outlook, it is sure to capture the attention of a worldwide market”.

The sellers brochure explains: “Extending to about 748 acres in total, Kilchoan is a residential and agricultural estate in a spectacular setting overlooking the sea loch of Loch Melfort with breathtaking views to the islands of the Inner Hebrides and the Kintyre coast.

“Kilchoan House is a substantial and very attractive stone-built country house with a glorious southerly outlook across Kilchoan Bay.”
