I have had so many problems with the property that we were renting for only 5months thankfully after hearing a lot of the horror stories around the internet. to name a few of ours were a leaking roof that went on for 3/4 weeks took about 16 phone calls to have this fixed. boiler didnt work until end of October. leaks in the bathroom from ceiling, mould forming just about everythwere in the house due to leaks that they paint over instead of repairing the problem and just allow it to get worse. the back gardent was filled with bin bags which had been left to rot for well over 6months.as well as stains on the floors , walls that look like food , excrement and we have even found food under our beds and lots of underwear. after dealing with these problems and many more grant property or grant management are now deciding to take around £208 off our deposit due to cleaning charges and changing hallogen lightbulbs which i did not even realise were in the property. our windows are single glazed and rotting away. all of which these issues were brought up when we moved into the flat and they are now trying to blame it on us, when it is their agency who have let the property deteriorate simply painting over damage cause by leaks and mould not fixing the problems unless completely forced to.
i am still surprised how they are even allowed to continue business and a word of warning if you ever go with grant propertys then take photos of everything, record every conversation, emails, keep copies of letter and copy supervisors into emails other wise your in trouble. GPM seem to think they can pull a fast one on anyone and it needs to stop.
AVOID AT ALL COSTS USELESS STAFF WHO PASS YOU OFF AND TURN A BLIND EYE TO YOUR PROBLEMS

Aweful. Left us with out a boiler in the winter and gave us electric fan heaters for 2 months resulting in insanely high electrical bills that we received no compensation for. took all of our deposit (£2000) because we didn't defrost the freezer (we did) there where marks on the paintwork (marks where listed as already on the walls when we moved in on the contract) and that the garden was unkempt (we sorted it out to the best we could it was a lot better than how it looked when we moved in.) AVOID.

True. They are a quite disreputable agency. They prey particularly on the thriving young student population who come to this city for its academic excellence. Set ups like this really do give our lovely city a very bad name.
Since the star rating was mandatory I checked 1. There was no option for minus stars or lumps of coal.

Most letting agencies are bad; Grant Management is probably the worst. The only thing they’re good at is attracting naïve renters through misleading pictures on their website. They try to extract maximum rent by subdividing flats into tiny white boxes. If anything goes wrong (repairs etc) they take months to get back to you, impossible to get contact, staff pass the buck and deny responsibility, will only act when forced (suspect this is a deliberate strategy). Will look for any excuse to deduct from deposit, and will stonewall any attempts to get deductions legitimately refunded. Avoid them, their poor reputation is well deserved. Go private, look on Gumtree etc…
Also, if you are stuck in a GM flat and having no luck with repairs then contact the Private Rented Housing Panel, they can force GM to make the repair, or you get a legal deduction of rent until the issue is fixed.

If grant management were a person it'd happily make its granny homeless in order to make more miserable pennies. The hassle i went through to try and get my deposit back was nothing short of ridiculous. I'd spend days trying to get in touch with GM staff members, even when i prized names and extension numbers out of them they seemed to work such random hours i'd not be able to get in touch with them.
I imagine if you're nicest tennant known to man who's happy to live in the same badly furnished GM flat for the rest of your life then you might be happy with Grant management, but if you're a normal person who for whatever mad reason might (god forbid) want to move house, then GM are going to do their absolute most to hump you for every penny.
extra special petty post script: their hold music/adverts almost made me gouge me ears out.
