A “unique business and lifestyle opportunity” is being marketed at nearly £1 million embracing an established West Lothian trout fishery business and three recently completed holiday cottages.

Edinburgh-based commercial property agency IME Property says the “idyllic” Bowden Springs Fishery, which sits in 11.5 acres of grounds and also includes two former reservoirs three miles west of Linlithgow, was likely to attract interest from “both home and abroad”.

The fishery, which opened in 1979, is known for its rainbow trout and blue trout. IME Property managing director, Iain Mercer, said: “Bowden Springs is easily accessible from the likes of Edinburgh, Glasgow, Dundee and Perth and attracts anglers and holiday visitors from a wide geographic area.”

He said the fishery had 35 to 40 fishing stations and several casting platforms around the lochs, adding: “We see this as a unique business and lifestyle opportunity rarely available in Scotland’s Central Belt”.
